Market and purchasing power

What a website can do for real estate agents

Whether a website pays off depends on enquiries, closing rate and commission value. Below you can see the purchasing power in the four cities.

Source: NIQ, Purchasing Power Germany 2026 (press release of 14 Jan 2026). Germany overall: €31,193 per capita. Purchasing power shows how much money a region has available for consumption. It is not proof that your specific service is in demand in that city.

Web design in your city

Why agent websites have to address sellers.

Buyers usually find your properties via the big property portals. The bottleneck for most agencies lies elsewhere: owners who want to sell. Your website should be built precisely for them.

Owners decide based on regional expertise

Whoever sells their house chooses the agent who knows the market in their own neighbourhood. Pages for your districts and towns with sold properties, market knowledge and contacts show exactly that – and they get found in searches for “estate agent + town”.

Long lead time before the sale

Many owners think about selling for months or years, for example after an inheritance, a separation or a move in old age. Guide content and a no-obligation valuation request build contact with you during this time.

Trust before commission

In Germany, the “who orders pays” principle applies to lettings, and rules on splitting the commission apply to sales of flats and single-family homes to consumers. Owners therefore compare more closely what they get for their money. A clearly described process and real seller testimonials answer this question.

Your brand instead of a portal profile

On portals all agents look the same. Your website shows team, way of working and successes in your style and makes you more independent of paid placements.

What an agent website needs today.

01

Valuation request

A guided form on property type, location, size and timing of sale. The most important entry point for new sales mandates.

02

Regional pages

Pages for districts and towns with market knowledge, sold properties and contacts. That way you get found for “estate agent + town”. We show how this works in detail on our SEO & Local SEO page. Our guide Local SEO for real estate agents explains what good regional pages look like.

03

Sold references

Selected sold properties with location and a short story show owners that you are successful in their area.

04

Guides for sellers

Articles on process, documents, inherited property or divorce answer questions owners have long before they enquire. We can write such guides for you, see Content & Copywriting.

05

Team & trust

Real photos, qualifications and sales figures. Owners give a mandate to people, not to a logo.

06

Listings and portals

Your current listings from your agent software or portal embedded, without double maintenance.

Agent websites for Germany, Austria and Switzerland.

01

Germany

For lettings the “who orders pays” principle applies; for sales of flats and single-family homes the commission is usually split. We explain this factually and state the licence under § 34c of the Trade Regulation Act and the responsible supervisory authority in the legal notice.

02

Austria

Since July 2023, the first client – usually the landlord – pays when rental flats are brokered. We align the website with owners, use terms such as “Immobilientreuhänder” and embed listings from common portals such as willhaben or ImmoScout24.

03

Switzerland

In Switzerland the commission is freely negotiable and is usually borne by the seller. Owners search for “Liegenschaft verkaufen” or “Immobilienbewertung”. We show memberships such as SVIT and link your listings on Homegate or ImmoScout24.ch.

04

Data protection & domain

In Germany and Austria the GDPR applies, in Switzerland the revised Data Protection Act (revFADP). We align forms, cookie banners and hosting accordingly. If you wish, the website runs on your .de, .at or .ch domain.

05

Portals & directories

Buyers find you via portals, owners via Google. Consistent entries in the Google Business Profile, Gelbe Seiten, Herold or local.ch and on the portals strengthen your visibility in your region.

06

Prices in euros and CHF

Our fixed prices apply in all three countries. We invoice in euros; as a guide for Switzerland: Starter from €1,490 (approx. CHF 1,400), Business from €2,990 (approx. CHF 2,800), Growth from €5,990 (approx. CHF 5,600). Converted at the daily exchange rate.

Frequently asked questions

How much does a website for an estate agency cost?

A Starter website with up to 5 pages starts at €1,490 incl. VAT. For a valuation request, regional pages and guides we recommend the Business package from €2,990 or Growth from €5,990. You always receive a fixed price. What a website generally costs is explained in our guide Website costs 2026.

How long does it take to build?

That depends on the scope. A smaller website is usually live within a few weeks once content and photos are available. We set the exact schedule in the initial call.

Can you integrate our listings from the agent software?

In many cases yes, for example via interfaces or widgets of common agent software and portals. We clarify which solution fits you in the initial call.

Is an online valuation legally unproblematic?

We design the valuation request as a request for a personal assessment by you, not as a binding appraisal, and with clear privacy notices. Legal review of your copy lies with you or your advisor. Read which other content convinces owners in our guide How to win more owners.

Can I edit the website myself later?

Yes. Your website runs on WordPress. You can maintain references, team and guides yourself, or leave it to us as part of maintenance from €30 per month.

Do you also work for estate agencies in Austria and Switzerland?

Yes. We support estate agencies across the DACH region remotely via video call, email and WhatsApp. We adapt the copy to each country's terminology and rules, e.g. the first-client principle in Austria or terms such as “Liegenschaft” in Switzerland.

Are prices also available in Swiss francs?

We invoice in euros. As a guide, the Starter package from €1,490 currently corresponds to approx. CHF 1,400, the Business package from €2,990 to approx. CHF 2,800. You'll see the exact amount in your fixed-price quote.

How do commission rules differ in DE, AT and CH?

In Germany the “who orders pays” principle applies to lettings; for sales of flats and single-family homes the commission is usually split. In Austria, since July 2023 the first client pays for rental flats. In Switzerland the commission is freely negotiable and usually borne by the seller.
